This is BIG BUCK Country! El Ciervo Ranch is located in an area of West Texas commonly referred to as the Trans Pecos region of the Chihuahuan Desert. While Upton County is a hotbed for oil and gas activity, it is also well known for it's abundant wildlife. This ranch has experienced very little hunting pressure in the last 7 years and has never been leased for hunting by the current owner. The primary soil is a loam and there's a gentle slope as the elevation climbs from the NW to the East/SE. There's slight depressional areas that crisscross the property and those spots gather rain runoff. It's in those areas where the mesquite and tarbush are the most dense and provide travel and bedding corridors for wildlife. Common wildlife in this area is Whitetail Deer, Blue Quail, Dove, and plenty of small game.
In terms of recreational properties, this one is hard to beat and is a blank slate for someone looking to build their own hunting ranch! There's approximately one mile of net wire fence on the north side that is in good condition. The other three boundaries have been cleared in the past and there's currently no fences on those sides. Access is simple with Highway 349 running straight from Midland to the entrance! There's one small property between this ranch and the highway which provides a buffer from the traffic. There is a nice cattle guard already in place at the entry! There's an established network of all weather roads that cover a majority of the ranch and make navigation easy no matter the weather.
The ranch is accessed from the highway by a short easement. This provides a buffer from traffic between the property and the highway!
El Ciervo Ranch has been primarily an investment property for years and there's a water lease in place on the existing water wells. This is a surface only sale as the water rights and water lease will not convey. Mineral rights are not available. Per seller, they will work the buyer to establish an agreement for wildlife or livestock water access!
Directions:
From Midland, head South on Hwy 349 from Interstate 20 for approximately 41.8 miles. You'll turn left through a cattle guard from the highway. In just a short distance, you'll cross a second cattle guard which starts the NW corner of this property.
From the intersection of Hwy 349 and 67 in Rankin, head North for approximately 11.1 miles. You'll turn right through the cattle guard when coming in from the South.
