Welcome to Sutton Oaks Ranch in Eastern Sutton County! It is a region of limestone outcrops and rolling terrain dotted with areas or mottes of Live Oaks, Juniper, and Mesquite. This area is where West Texas transitions to the highly regarded Hill Country region of Texas. Game is plentiful with Whitetail Deer, Rio Grande Turkey, Foxes, Bobcats, and Axis Deer. Axis Deer are exotic to Texas and can be hunted all year! Sutton Oaks Ranch is easily accessible by paved county road and this 65 acres has paved road frontage! You're met with a custom and gated entry from the pavement. There's muliple tracts available, each accessed by an all weather private easement from the gate. Tract size can be adjusted as long as any one tract is 50 acres or larger and all tracts will have power. There's minor deed restrictions to protect your investment and interior fencing is allowed within a specified distance from the main road! Any water wells must be permitted by the Sutton County Underground Water Conservation District and no representations are being made regarding availability of water.
Sutton Oaks is far enough removed from city lights to feel forever away from civilization and yet only minutes from all the amenities you need in town. Finding ranches in this area of this size is difficult and finding one this accessible is even more rare. Whether it's bird watching, star gazing, hunting or investment, this ranch is ready for your enjoyment! Buyer to verify property taxes based on acreage
