Description

Why lease when you can buy your own ranch?! In the far Western reaches of the Trans Pecos region of Texas lies Sierra Blanca.  The town itself was named after Sierra Blanca Mountain (Spanish for White Mountain), so named for the white poppies that grow there. This is a land of extremes with temperatures measured at a high 109 degrees to low of -10 degrees F.  Average rainfall is around 11 inches and most of it falls as Monsoonal storms in the summer.
All of these seasonal and topographical extremes give way to some of the most majestic views in West Texas.  Tucked just west of the Sierra Diablo Mountains and southwest of Guadalupe Mountains, the horizon gives way to stunning views on clear days.  Sunrises and sunsets are majestic and the land itself is incredibly diverse.

Plants out there endure harsh conditions and have evolved to survive and thrive! This +/- 120 acres has the all the variety you would expect in that environment. This property has almost 100 feet of elevation change from high to low! This high points provide for amazing views and strategic glassing locations for hunting or watching wildlife.  The shallow high grounds and eroded aroyos cut across the terrain and provide for some fun rock or fossil hunting! This same terrain is where you'll find pin cushion cactus, prickly pear, cholla, yucca, condalia and ocotillo! The lower elevations and drainages are home to the larger mesquites, ephedra, scattered little leaf sumac and Saltbush. The grass variety changes with the soil type and altitude.

If hunting or just viewing wildlife is your thing, this property has plenty of game!  There's Mule Deer, Antelope, Javelina (Collared Peccary), Blue Quail, Jack Rabbits, Road Runners, and Coyotes, and myriad species of birds!

The standout features of this property are a combination of elevation change and secluded location.  It's rare to find acreage of this size in an area that is remote and yet accessible.  This ranch adjoins the Gunsight Ranch on it's West boundary.  It's at the very West end of Sunset Ranches and therefore should be minimal traffic.  This is the perfect getaway if solitude is on your wish list! There's also +/- 140 acres adjacent to this ranch that is listed separately.

Directions:

From Interstate 10, exit north in Sierra Blanca on RM 1111.  Drive north for approximately 16.6 miles and the entry gate will be on the left.  You'll see SUNSET RANCHES sign on the East side of the road and that road is Bush Trail.  Go through the gate heading West and it will dead end at Nelson Road. Turn left and go through a gate to Willie Trail.  Turn right on Willie Trail and continue to Buckhorn Run.  Turn left on Buckhorn Run and back right on CASLT Rd. CASLT Rd. will run into a fence.  You turn right and then make a left at the first gate you come to.  That will be McNelly Road.  Take McNelly Road until it dead ends at San Jacinto Run. Turn left and go to Shiver Pass.  This property starts on the right or West side of San Jacinto Run after Shiver Pass.  The next property corner is Collard Run and the marks the SE side of this 120 acres. Roads are well maintained but San Jacinto Run is rocky and would be best in a high clearance vehicle.

Showing Instructions:

Be sure to leave all gates closed if you find them closed as there are cattle scattered across the properties.  Call listing broker for specific instructions.
