Discover your desert paradise on this sprawling 795-acre gem along US Highway 62/180! Pending a new land survey, there's around 1 mile of high-traffic frontage along US Highway 62/180 and over a mile on frontage on both sides of Ranch Road 1437. The North East side of the intersection at US Highway 62/180 and Ranch Road 1437 is also part of this property. From the outer loop of El Paso to Carlsbad, NM, is around 150 miles, and this is one of only several intersections along that span! There is a natural gas pipeline easement on the East side of Ranch Road 1437 that may hinder certain development, and one City of El Paso water line running East to West across the whole property. Soils are mainly a combination of Chilicotal-Chispa and Bissett, which are common for this type of desert region. Primary plants include creosote, mesquite, some yucca and prickly pear, and alkali sacaton grass. The views of the surrounding mountains are amazing, and you're only 13 miles from Guadalupe Mountains National Park! This is the perfect spot for riding ATVs or stargazing! Being around 24 miles from the Blue Origin Launch Site owned by Jeff Bezos, this could make a handy spot to catch a glimpse of a rocket launch! There is a transmission line around a mile to the south and a substation a little over two miles away. So there's certainly the possibility for solar development. And with the road frontage, a savvy investor may see potential is development. With prime road access and stunning vistas, this slice of West Texas wilderness is your ticket to adventure.
