Steven D. Smith is a South Carolina land broker, land specialist and Registered Forester with more than 30 years of professional experience working with land, timber, forestry, and rural real estate. As Managing Broker for America’s Land Partners in South Carolina, Steven specializes in the sale and evaluation of timberland, farms, hunting land, recreational properties, rural and vacant acreage, investment land and development tracts throughout South Carolina.

A 1993 graduate of Clemson University with a degree in Forest Resource Management, Steven is a Registered Forester in South Carolina, North Carolina, and Georgia. His professional background includes timber procurement, forest management, land evaluation, and wood products manufacturing, giving him firsthand experience with the physical and economic characteristics that influence rural land use, marketability and value.

Steven founded Cross Creek Timber, LLC in 2009 as a forestry and timber procurement company serving landowners throughout Upstate South Carolina. His work with landowners demonstrated the value of real estate professionals who understand land from both a brokerage and land-management perspective. He subsequently expanded his professional services into real estate and established Cross Creek Realty, LLC in 2013.

Today, Steven combines his forestry and real estate experience to represent buyers and sellers of timberland, agricultural properties, hunting and recreational land, investment acreage, rural property, and development tracts throughout South Carolina.

His forestry background provides an additional perspective when evaluating land. In addition to acreage and comparable sales, Steven considers factors such as timber resources, topography, soils, access, utilities, wildlife habitat, recreational opportunities, surrounding land uses and development potential when analyzing a property.

Based in Travelers Rest near Greenville, Steven works with landowners and land buyers throughout South Carolina. His combination of local market knowledge, professional forestry experience, practical land-management knowledge, and specialized land brokerage experience provides clients with a comprehensive approach to buying, selling and evaluating rural property.

Steven and his wife have three children and live on their farm near Travelers Rest, South Carolina. An avid outdoorsman, he enjoys deer and bear hunting and has a personal appreciation for wildlife habitat, land conservation, forestry and the recreational opportunities rural properties provide.
