Claim just under 73 deeded acres of prime Texas Hill Country with approximately 1800 ft of US Highway 281 frontage and easy entry at Koch Bass Lane. Per TxDOT in 2024, more than 16,000 vehicles per day traveled US 281 in Blanco County and volumes are expected to to increase to 35,000 vehicles per day by 2045. TxDOT is developing preliminary plans to improve 19 miles of US 281 from US 290 to FM 306 in Blanco County by providing additional roadway capacity to meet future traffic demands. Known easements here include Guadalupe Valley Telephone Cooperative, City of Blanco Water Line Easement, and Pedernales Electric Cooperative. Aside from rapid expansion in the area, this ranch remained in the same family for decades! As a former recreational property and second home, it's ready for action with a water well, two septic systems, and dual electric meters from former homesites. Once a recreational haven, it’s loaded for hunting—thick brush, choice browse and huge oaks, surface tank, and abundant deer and hogs. Rolling hills deliver jaw-dropping views and epic sunsets. The ranch is completely perimeter fenced with paved and gated entry from Koch Bass Ln. In one of Texas’ fastest-growing zones, it’s minutes from Canyon Lake, Fredericksburg, Boerne, and San Antonio. Perfect for commercial frontage, ranchette development, or your legacy ranch. Grab this US 281 gem before it's gone!
